Otherwise known as a “Flip”, this is a wholesale strategy we employ on properties that do not meet the buying qualifications of our parent company, is in need of too many repairs, or it comes during a time when resources may be allocated into several other projects. This is typically employed on a property that we are not willing to assume any risk or liability on, but still provides an effective and immediate solution for the client.

Similar to the Sale and Purchase strategy, This works best when the family or individual needs to cash out of the asset as quickly as possible – we’re here to do exactly that. No Realtors, no listings, no “open houses”, no auctions, no commissions, no closing costs on the seller. Just a cash offer, a contract for sale and purchase, and a closing date within 7 to 30 days.

How it works

Instead of our parent company making the purchase and keeping the property, we simply pass it along to another interested party through either assigning the contract over to the buyer or doing a double-closing. Since we’ve been in the Investment Real Estate business for several years, we have an extensive database of cash buyers, ready to jump into action at the first sign of a good deal. This eliminates much time and anxiety from an already stressful situation.

  • Assignment of Contract

    Once we negotiate a price, we have a purchase contract written up between us and the owner. Then, we market the property to our list of investors, agree on the sale price with them, and write a contract with the new buyer, essentially selling them the original contract for the original price, for an additional fixed fee.

  • Double-Closing

    Occasionally, we are unable to negotiate an Assignment of Contract with an investor. In this event, we employ the Double-Close.
